We lend up to 70% LTV with loan sizes up to $8M. For borrowers looking for higher leverage, we are able to cross collateralize other properties.

Our private money loans are typically for 8-12 months. That being said, we can lend for as short as 1 month or as long as 60 months with built in extensions in the event the Borrower’s needs require it.

With our pool of capital, we can close as quickly as Title allows – making us the perfect solution for urgent acquisitions or time sensitive cash-out refinances.

Interest Rate

Our Interest Only rates start at 8.25% and our origination fees at 1.5%, depending on the term length, loan size, property type, and experience of the borrower.
